On Top of the World Property Management’s experienced team is committed to guiding you through leasing one of our rentals or renting out your home. Our hands-on approach provides our customers with a worry-free rental experience from start to finish. Many of our homes give you access to all the amenities On Top of the World has to offer, including indoor and outdoor pools, tennis, pickleball, golf, fitness classes, kickboxing, weightlifting, and so much more. With so many recreational activities and amenities, the possibilities for fun are endless.

TYPES OF PROPERTIES

CONDOS

Condos are two-story buildings with six units on the first floor and six on the second floor. There is a laundry room at the end of each floor and a parking lot for each building.

TOWNHOUSES

The townhouses are attached two-story homes with in-unit laundry and covered parking.

VILLAS

Villas are one-story single-family homes that share a common wall. All villas are two-bedroom/two-bath that range in square footage from 998 sf to 1900 sf. Each villa has in-unit laundry and a one or two-car garage.

HOMES

Our single-family homes are free-standing homes that vary greatly in square footage and size. Homes have inside laundry rooms and garages.

Our single-family homes are conveniently located within On Top of the World, offering you the active-adult lifestyle you’ve been searching for. Both fully furnished and unfurnished homes are available. Our rental homes vary from two-bedroom, two-bath, and up. Best of all, many of our homes give you access to all the amenities On Top of the World has to offer, including indoor and outdoor pools, tennis, pickleball, golf, fitness classes, kickboxing, weightlifting, and many more recreational activities.

QUICK FACTS

PRICING

Rentals start at $1300 and vary based on size, furnishings, utilities, and home amenities. Rentals also include the community/association amenities for two lessees. Additional passes can be purchased for additional tenants on the lease.

LEASE TERMS

Due to Community Restrictions & Covenants, rentals are available for a minimum of six months and one week in furnished units; and a minimum of one year with unfurnished units.

SECURITY DEPOSITS

A Security deposit, which is equal to one month’s rent, is required to secure your rental prior to your lease start date. You can only secure a property up to 60 days in advance. Security deposits are refundable contingent on an inspection of the property after the end of the lease.

MAINTENANCE

As a tenant, there will be some maintenance of the property that you will be responsible for. Please refer to the “Tenant Maintenance Responsibilities” guide.

PETS

Many of our properties are PET-FRIENDLY! Pet-friendly properties require a NON-REFUNDABLE pet fee of $300.00 per pet. There is a maximum of two cats or two dogs allowed per property.

UTILITIES

You will be responsible for turning on and paying your own utilities unless lease states otherwise.

FREQUENTLY ASKED QUESTIONS

When can I move in?

This process depends on how quickly your background check and interview are completed with customer service. This process usually takes about two weeks.

Can I sublet my rental?

Due to HOA guidelines and restrictions, we do not allow properties to be sublet.

Do you collect the first and last month's rent at the start of the tenancy? What else is due upon move-in?

Yes, we require the first and last month’s rent at the start of your lease, which must be paid when you come to pick your keys up at the rental office. If it is a “short term” lease which is six months and one week, then the additional one-week rent is also due at the start of your lease.

What day is rent due, and how can I pay it?

Rent will be due every month on the day that your lease began. For example, if your lease begins on the 12th, your rent will always be due on the 12th of every month. You are able to pay your rent by mail, in person, or Epay, which will automatically debit your account.

What maintenance will I be responsible for?

As a tenant, there will be some maintenance of the property that you will be responsible for. Please refer to the “Tenant Maintenance Responsibilities” guide.
